Before investing in architectural plans, engineering or other professional services, it is helpful to determine whether the proposed project is reasonably aligned with the homeowner’s available budget.

The process begins with a conversation about the property, the homeowner’s goals, preferred layout, approximate project size, desired level of finish and anticipated budget. Alvesco Construction will use the information available during this conversation to provide an initial assessment and a preliminary construction budget range.

This early budget range allows the homeowner to make an informed decision before proceeding to the architectural design phase. If the proposed project and available budget appear reasonably aligned, the next step is to begin developing the plans with the architectural and design professionals.

Understanding the Preliminary Estimate

The preliminary estimate is based solely on the initial conversation, general project information and assumptions made before completed architectural plans are available. It is intended for early planning and budget evaluation only.

It is not a final quotation, construction contract or guarantee of the project’s final cost. The price may change as the design is developed and details such as structural requirements, engineering, site conditions, material selections, permitting requirements and the complete scope of work become known.

Once the architectural plans are completed, Alvesco Construction can review the documents and prepare a more detailed construction estimate based on the defined project scope.

What to Prepare for the Initial Conversation

To make the initial conversation as productive as possible, homeowners should be prepared to discuss:

• The type of project being considered
• The rooms or areas that will be remodeled or added
• The approximate size and desired layout
• Essential features and preferred finishes
• Photographs of the existing property
• Inspiration pictures or examples of similar projects
• The anticipated construction budget
• The preferred project timeline

Exact plans and final selections are not required at this stage. However, providing clear information about the project goals and available budget helps Alvesco Construction prepare a more useful preliminary budget range.

When the Preliminary Budget Is Workable

If the preliminary construction budget appears reasonably aligned with the homeowner’s available budget, the next step is to develop the architectural plans and any required engineering documents.

If the homeowner already has an architect or designer in mind, they are welcome to work with that professional. Once the plans are completed, the homeowner may email the architectural drawings to Alvesco Construction for review and preparation of a detailed construction estimate.
